  1. What is a land lease?
    Osprey Cove involves a land lease. It’s when you own the residence but rent the ground it is on. The land lease is basically everything that is included in the homeowner’s association (HOA) fees, which is $550 a month at Osprey Cove. The fees go towards care and maintenance for the property's leisures - such as the taxes, lawn conservation, clubhouse, pool, and property preservation.
  2. How much will the land lease (HOA fees) go up each year?
    The HOA fees are based on the cost of living; therefore, if they do go up, it will be very minimal.
  3. Are we allowed to have pets?
    Yes - furry friends are welcome! However, the weight of the animals altogether cannot surpass 80 lbs. Osprey Cove will have a fenced in area for dogs to play and plenty of trails for them to walk on when leashed.
  4. Can I have a fence around the property?
    Sorry, we do not allow fences to be built around the homes.
  5. Am I allowed to have a shed?
    We are currently working on a variance to allow residents to have a shed, which will most likely be restricted to 100 sq.ft.
  6. How long can I move in after placing a deposit?
    If you are selecting a home that is already built, you can move in within a few weeks of the closing date. If you decide to have a home built from scratch, the move-in date will be anywhere from eight to twelve weeks.
  7. What are the financing rates of a home purchase?
    The rates can be anywhere from 4.99% to 6% depending on your down payment and credit history.
  8. What amenities come with a home at Osprey Cove?
    Amenities of the home and community include recreational activities, clubhouse access, scenic walking areas, patios, dog path, pool access, and more!
  9. How many bedrooms does each home have?
    Each home has two bedrooms.
  10. How far away is the community from living necessities and attractions?
    One of the best parts about our community is its close proximity to nearby stores, beaches, and other shore towns. It’s just minutes away from the beach and area hotspots!
